Gramercy Park Hotel

Project Overview
The Gramercy Park Hotel is one of Manhattan’s most storied boutique properties, occupying a landmark building on Lexington Avenue at the edge of the private Gramercy Park. The hotel’s existing HVAC infrastructure—a patchwork of aging fan coil units, window units, and deteriorating ductwork—was unable to deliver the guest comfort or energy efficiency expected of a property at its price point. The ownership group undertook a full mechanical renovation to modernize the system without disrupting active hotel operations or compromising the building’s historic character.
The VRF Challenge
Renovating an operating historic hotel presents a specific set of constraints that rule out conventional HVAC approaches. The building’s masonry construction and protected interior finishes left minimal space for new ductwork runs. Guest room occupancy could not be paused floor by floor for extended periods. Noise thresholds were exceptionally tight—the property’s reputation for quiet, intimate atmosphere meant mechanical noise from equipment was unacceptable. At the same time, the hotel operates 24 hours a day with wildly varying loads: check-in and check-out cycles, banquet events, rooftop activity, and kitchen exhaust all create simultaneous heating and cooling demands across different zones.
The Solution
Mountain Mechanical designed a Daikin VRV heat recovery system sized to serve the guest room floors, lobby, and function spaces independently while sharing outdoor units on the rooftop mechanical area. Heat recovery VRV was selected specifically for its ability to simultaneously heat interior corridor and common spaces while cooling sun-exposed guest rooms—a demand pattern that occurs daily at this property. Refrigerant piping was routed through existing mechanical shafts and concealed in ceiling spaces, minimizing intrusion into finished rooms. Indoor units were selected for low sound pressure output, with ducted concealed units in guest rooms maintaining the clean ceiling aesthetic required by the interior design standards. The building management system was integrated via BACnet, allowing front desk staff and engineering to monitor room-level conditions and set automated setback schedules tied to occupancy.

Results & Outcomes
The completed system delivered measurable improvements across the metrics that matter to hotel operations: guest comfort complaints related to room temperature dropped significantly in the first year of operation. Engineering call volume for HVAC-related issues was reduced. Energy consumption for HVAC decreased compared to the prior system, improving the hotel’s LL84 benchmarking position. The VRV heat recovery configuration allows the system to redirect rejected heat from cooling zones into areas needing heat, rather than expelling it—a meaningful efficiency gain during shoulder-season operation when simultaneous loads are common.

Kimpton Midtown

Project Overview
Kimpton Hotels & Restaurants operates boutique properties with a design-forward identity and a guest experience standard that demands precision climate control and operational reliability. This Midtown Manhattan location was a new construction project, giving the development team the opportunity to specify HVAC from the ground up rather than working around legacy infrastructure. The design brief called for a fully electric, high-efficiency HVAC system capable of independent guest room control, simultaneous heating and cooling across zones, and seamless integration with the property management system used for guest check-in and room conditioning.
The VRF Challenge
New construction in Midtown presents its own set of mechanical coordination challenges. Structural steel erection and curtain wall installation proceeded on aggressive timelines, and HVAC rough-in had to be coordinated with electrical, plumbing, fire protection, and low-voltage trades in tightly sequenced phases. Rooftop space for outdoor condensing units was shared among multiple mechanical systems competing for square footage. The hotel’s floor plate configuration—narrow on lower floors widening at mid-rise—required careful branching controller layout to maintain refrigerant pipe length and elevation compliance within Mitsubishi City Multi engineering guidelines. Additionally, the city’s Local Law 154 fossil fuel restrictions for new construction made an all-electric VRF heat pump system not just preferable but required.
The Solution
Mountain Mechanical installed a Mitsubishi City Multi R2-Series heat recovery VRF system serving all guest room floors and back-of-house spaces. City Multi was selected for its proven hospitality track record, the depth of indoor unit styles available (allowing design-aligned unit selection for each space type), and its compatibility with Mitsubishi’s centralized control platform used across the Kimpton portfolio. Outdoor units were configured in a modular arrangement on the setback roof to meet structural load distribution requirements and maintain service access for future maintenance. Branch circuit controllers were placed in accessible corridor ceiling spaces on each floor, reducing future service time for any branch-level fault isolation. The Mitsubishi AG-150A centralized controller was integrated with the property management system, enabling automated pre-conditioning of rooms ahead of scheduled check-ins and setback programming during vacancy.

Results & Outcomes
The system was commissioned on schedule and passed all Mitsubishi factory start-up verification requirements. The PMS integration allows the front desk to trigger pre-arrival room conditioning approximately 90 minutes before scheduled check-ins, which the operations team identified as a significant guest experience improvement. The all-electric VRF installation satisfied NYC Local Law 154 compliance requirements for new construction, avoiding any fossil fuel combustion equipment on-site. The heat recovery configuration enables the laundry and kitchen-adjacent spaces—which run cooling year-round—to contribute recovered heat to perimeter guest rooms during cold weather, reducing the system’s net heating energy input.
