Why Controls Matter

VRF hardware can deliver 30–40% energy savings over conventional systems, but only if the controls are programmed correctly. Improperly configured zones, default scheduling, and missing BMS integration leave efficiency on the table. Many Manhattan VRF systems are running on factory default settings years after installation because nobody went back to optimize the controls.

Mountain Mechanical’s controls work covers the full spectrum: from basic thermostat programming on individual zones to complex BACnet integration with enterprise building management systems. We work with every major VRF manufacturer’s native control platform as well as third-party BMS systems.

What We Do

Zone Programming

Set point limits, scheduling, occupancy modes, and temperature offset calibration for each zone. Properly configured zones prevent tenant complaints and energy waste.

Central Controller Setup

Daikin intelligent Touch Manager, Mitsubishi AE-200, LG AC Smart, Samsung DMS — we program and configure manufacturer-native central controllers for building-wide monitoring and control.

BACnet / Modbus Integration

Integration of VRF systems with third-party building management systems via BACnet IP, BACnet MS/TP, or Modbus. Point mapping, trend logging, alarm configuration, and dashboard setup.

Energy Optimization

Schedule optimization, demand limiting, and setback programming to reduce energy consumption without sacrificing comfort. Particularly relevant for LL97 compliance targets.

Zoning Redesign

When building use changes (office to residential conversion, floor plan reconfiguration), existing VRF zoning may no longer match occupancy patterns. We redesign zone assignments and reprogram controls to match current use.

Troubleshooting & Repair

Communication bus faults, address conflicts, failed controllers, and software issues. When zones drop offline or stop responding, we diagnose and fix the controls layer.
