VRF Systems
What is a VRF system?
VRF (Variable Refrigerant Flow) is a commercial HVAC technology that uses refrigerant to heat and cool a building. One outdoor unit connects to multiple indoor units, each independently controlled. The system varies refrigerant flow to match each zone’s demand, making it more efficient than traditional systems. In Manhattan, VRF is the dominant HVAC technology for commercial, luxury residential, and hospitality buildings.
How long does a VRF system last?
A properly maintained VRF system lasts 15 to 20 years. Without consistent maintenance, major component failures typically start at 8 to 12 years. Compressors, inverter boards, and condenser coils are the components most affected by age and neglect. Many of the VRF systems installed in Manhattan over the past decade are now entering this critical service window.

My VRF system is showing an error code. What should I do?
Note the error code and call Mountain Mechanical at 833-504-4822. Do not repeatedly power cycle the system to clear the code, as this can mask the root cause and potentially cause secondary damage. We can often advise on severity over the phone and dispatch a technician the same day if needed.
Is VRF more efficient than traditional HVAC?
Yes. VRF systems typically use 20-40% less energy than conventional systems because they vary compressor speed to match actual demand rather than cycling on and off. In heat recovery configurations, VRF can simultaneously heat and cool different zones, recovering energy that would otherwise be wasted. This efficiency advantage is particularly relevant for NYC buildings subject to Local Law 97 carbon penalties.
